How to Find an Underground Water Leak

You can get most of the way there yourself, for nothing, in about two days. The steps below narrow a buried leak from “somewhere on the property” to a specific system, and that is the part that saves money, because the expensive mistake with buried lines is digging to go looking.

How to Find an Underground Water Leak

Step One: Prove Water Is Being Lost

Turn everything off
Every tap, appliance and the irrigation controller. Nothing running anywhere.

Find the meter and open the box
Usually near the street under a concrete or plastic lid. Look before you reach in.

Watch the leak indicator
A small triangle, star or dial that spins on the slightest flow. Perfectly still is what you want.

If it is still, photograph the reading and wait two hours
With nothing used. A changed reading catches leaks too slow to spin the dial.

Moving indicator or changed reading
Water is leaving your supply. That is now a fact rather than a suspicion — full method here.
Worth knowing If the meter is completely still over two hours with nothing used, no pressurised line is losing water. A wet yard at that point is a drain, the sewer lateral, groundwater or drainage: a different search entirely, and one that does not involve your water bill.

Step Two: Inside or Outside

Find the main shut-off on the house
Where the supply enters the building, garage wall, exterior wall, utility area. This is not the valve at the meter.

Close it fully
Clockwise until it stops. The house is now isolated from the buried line.

Watch the meter again
Still turning: the leak is between the meter and that valve, the buried main line or something teed off it. Stopped: the leak is inside the house.

Those five minutes split the problem in half and point at two completely different services. Inside means indoor leak detection; outside means the main water line.

Step Three: Eliminate Irrigation

The most common answer to a buried leak, and free to rule out.

  • Turn the irrigation off at the controller, not just skip a cycle
  • If there is a separate valve for the irrigation line, close that too
  • Wait a full day, then repeat the meter test
  • Meter now still: the leak is in the irrigation system
  • Still moving: irrigation is eliminated, and that is real progress

Step Four: Walk the Property

The listening trick is worth trying. With everything off, put an ear or a long screwdriver handle against the main shut-off valve. Water escaping downstream of the meter under pressure often produces a faint continuous rush you can hear through the metal.

Where the Line Probably Runs

Useful for narrowing where to look, and worth knowing it is a guess until it is traced.

  • The main usually takes the shortest sensible route from the meter to where it enters the house
  • That is often a straight line, but not always, original landscaping and hardscape changed routes
  • It is generally shallower near the house and deeper toward the street
  • Irrigation laterals run to the heads, so the pattern of your sprinklers maps them roughly
  • The sewer lateral runs from the building to the street, usually on the side nearest the main
  • None of this is a substitute for tracing. See pipe and line locating

Estimating How Big It Is

Worth doing, because it tells you whether this is a call today or a call this month. The meter measures it for you.

Take a reading with everything off
Photograph the full row of digits, including the small ones.

Wait a measured period
An hour is enough for anything significant; overnight catches slower losses. Use nothing in between.

Take a second reading
Photograph it the same way.

Work out the difference
The units on the meter face tell you what each digit represents, commonly cubic feet or gallons depending on the meter.

Compare that against your bill
If an hour’s loss projected over a month is close to the jump on your bill, you have found where the money is going.

Two readings and a bit of arithmetic beat any figure a website could give you, because they measure your leak rather than an average one. A loss you can measure in an hour is a significant leak; one that only shows overnight is small but still worth finding, damage from a hidden leak scales with duration rather than rate.

This is the point where doing it yourself stops paying. The steps above narrow the problem to a system and a rough area; converting that into one marked point at a known depth is what turns a trench into a hole.

Please Do Not Dig to Go Looking

  • Call 811 first, always. It is free and it is the law before excavating in California
  • 811 marks utility-owned lines up to the meter. Everything past it, your water line, sewer lateral, irrigation, power to a detached structure — is unmarked
  • That is where most residential strikes happen, and hitting a gas or electric service is a genuine hazard rather than an inconvenience
  • A trench along a suspected route costs far more in restoration than locating costs
  • Saturated ground over a broken line can give way — be careful walking on it, let alone digging

What This Site Is About, and What Belongs to Another Trade

We are licensed and insured plumbers, and this site is about leaks — finding the ones you cannot see and repairing them properly. Roughly half of what looks like a plumbing leak turns out not to be one, so the boundary is worth stating plainly.

Roof leaks are a roofer. Water under an air handler is an HVAC technician clearing a condensate drain. Water under an appliance is appliance repair. Drying, restoration and mold are separate trades again, and gas line repair is SoCalGas or a licensed gas fitter. We detect gas leaks, we do not repair gas lines.

Run the meter test with everything off. If the meter moves, close the main valve on the house and watch again — still turning means the leak is on the buried line. Then turn the irrigation off for a day and retest. Those three steps narrow it a long way for nothing.

A water line runs under it and has been watering it. A green or soft strip in the shape of a trench is one of the more reliable outdoor signs of a main line leak, and it usually shows before any pooling does.

The line is traced from the surface, then acoustic listening narrows where water is escaping, and tracer gas confirms it on deep lines or under concrete. The result is one marked point with a depth, so any excavation is a hole rather than a trench.

Turn the system off at the controller for a full day, then run the meter test again. If the meter goes still, it is the irrigation. It is the most common answer to a buried leak and it costs nothing to eliminate.

Generally the shortest sensible route from the meter to where it enters the house, shallower at the house and deeper toward the street. That is a starting assumption rather than a fact — original landscaping frequently changed routes.

It is billed continuously and it washes soil out as it runs, so it is worth acting on rather than watching. Ground that is settling or sinking above a line is the urgent version. That is soil already moving.
