These terms are between you and Leak Detection Santa Ana LLC (“we”, “us”, “our”), a licensed California contractor operating leakdetectionsantaana.com.
They cover two separate things: your use of this website, and the general terms on which we provide leak detection and repair services. Where a signed quote, work order or contract for your job says something different, that document governs your job and these terms fill in whatever it does not cover.
You are welcome to read, print and share our pages for your own use. Please do not republish our content as your own, scrape the site, or use it in a way that damages or disrupts it. The text, images, logo and layout on this site belong to us.
We provide non-invasive residential leak detection and the repairs that follow it, in Santa Ana and central Orange County, including Garden Grove, Orange, Tustin, Costa Mesa, Fountain Valley, Irvine, Newport Beach, Huntington Beach, Westminster and Anaheim. Our published hours are Monday to Saturday, 7am to 6pm, with a 24/7 line for active emergencies.
We locate leaks, and our service pages are direct about where that stops. In particular, gas leak detection as we perform it is a non-emergency locate service. We do not provide emergency gas response, and we do not repair gas lines or gas appliances.
If you have an active gas emergency, leave the property on foot without touching any switch or phone, and from a safe distance outside call 911 and SoCalGas on 1-800-427-2200. Our full guidance is on what to do if you smell gas in your house.
The price ranges published on this website are estimates for general guidance. They are not quotes, and they do not bind either of us.
The only price that binds us is the written quote we give you for your specific job, after we have seen it. If the work turns out to need something outside that quote, we will tell you and get your agreement before we do it. Published ranges also change over time; the year shown on a cost page is the year that range was published.
When you book a visit, you are confirming that you own the property or are authorized to approve work at it.
If we cannot get access, or the property is not safe to work in, we may need to reschedule. If you need to cancel or move a booked visit, please tell us as early as you reasonably can so we can offer the slot to someone else. Any cancellation terms specific to your job will be set out in your written quote.
Two guarantees apply to our work. Both are set out in full on our guarantees page, and that page governs their exact scope.
If our technician cannot locate the leak during your paid detection visit, you do not pay a detection fee. If we do find it and you have us carry out the repair, the detection fee you already paid is credited toward that repair.
If the specific repair we performed fails within two years because of our workmanship, we come back and make it right at no additional charge. It covers the repair work we did. It does not cover unrelated or pre-existing plumbing problems elsewhere in the property.
Payment terms for your job are set out in your written quote or invoice. Please read them before work starts, and ask us if anything is unclear.
We stand behind our work through the guarantees above. Nothing in these terms limits any liability that cannot be limited under California law, including liability for death or personal injury caused by negligence, or for fraud.
Beyond that, we are not liable for indirect or consequential losses, and our total liability for any claim connected with a job is limited to the amount you paid us for that job.
Detection is a diagnostic process. We can tell you what our equipment and our experience indicate, and we are careful about it, but locating one leak is not a certification that a property has no other leak we were not asked to look for.

These terms are governed by the laws of the State of California, and any dispute will be handled in the state or federal courts serving Orange County, California.
We may update these terms. The version that applies to your job is the one published when you booked it, read together with your written quote.
