High Water Pressure: the Leak Cause Nobody Checks

Excess water pressure is the quietest cause of plumbing failure there is. It does not announce itself, it works every joint and every appliance in the house continuously, and it costs very little to measure and correct. If your house has had more than one leak, this is the first thing worth ruling out.

Buy a pressure gauge
The kind that screws onto a hose bib. They cost very little and are sold at any hardware store.

Screw it onto an outside tap
Choose one on the main supply rather than downstream of anything unusual.

Open the tap fully
With nothing else in the house running.

Read it
Around 50 to 60 psi is comfortable and typical for a house. Much above 80 psi is where damage accumulates.

Check it again at night
Municipal supply pressure often rises overnight when demand drops. A house that reads acceptably at noon can be considerably higher at 3am, and that is when the damage happens.
Worth knowing The overnight reading is the one people miss, and it is the one that matters. If you only ever measure during the day, you may never see the number that is actually working your plumbing.

None of that is dramatic on any given day. It is a background load that shortens the life of everything simultaneously, which is why a house with excess pressure tends to produce a run of unrelated failures rather than one obvious problem.

The Signs Without a Gauge

  • Taps that hit hard and splash, particularly when opened quickly
  • A banging or thumping when a tap or an appliance valve shuts, water hammer
  • Toilets that run on, or fill valves failing repeatedly
  • The water heater’s relief valve dripping or discharging
  • Repeated failures of supply connectors and fixture cartridges
  • Showers that feel harsh rather than strong
  • More than one leak in a few years with no other explanation

The last one is the reason this page sits on a leak detection site. When a house produces a second leak in a short span, pressure is the first thing worth measuring, because if it is the cause, repairing the leak solves this week’s problem and nothing else.

Where the Pressure Comes From

The municipal supply itself
Water mains are pressurised to reach the highest and furthest properties on the network. What arrives at any individual house depends on elevation and distance, and it can be well above what a house wants.
Elevation
A property lower than the surrounding network sees higher pressure, simply because of the head of water above it. Neighbours a street away can have quite different readings.
Overnight demand
Pressure on the network rises when nobody is using water. That is why the 3am reading is often the highest one and the one doing the damage.
A failed or absent regulator
The device whose whole job is to hold the incoming pressure down. If yours has failed open, or was never fitted, the house sees whatever the street gives it.

The Pressure Regulator

A brass, bell-shaped fitting where the supply enters the house, usually with an adjustment screw on top. Its entire purpose is to hold the house below the street.

Water Hammer Is a Separate Problem

Related, frequently confused with it, and worth separating.

  • Water hammer is the bang when a valve closes quickly and moving water has nowhere to go
  • High static pressure makes it worse, but the two are not the same thing
  • Washing machines and dishwashers cause it most, because their valves close fast
  • The repeated shock is a real stress on joints, and it has caused failures on its own
  • Arrestors absorb it; correcting the pressure reduces its severity

If you have banging pipes and a gauge reading well over 80 psi, fix the pressure first. It frequently reduces the hammer as a side effect, and it is the more consequential of the two problems.

Thermal Expansion and the Closed System

Worth understanding, because it explains a symptom that otherwise makes no sense: pressure that is fine most of the time and spikes after somebody showers.

This is why a relief valve that drips should not simply be replaced. Replacing it treats the symptom of a system with nowhere to put expanding water, and the new one will do the same thing. It is also why fitting a regulator without considering an expansion tank can create a problem that was not there before.

There is no drama here and there does not need to be. A gauge, a reading, and where necessary a regulator, is one of the cheapest pieces of prevention available in a house.

Excess pressure does not create a leak out of nothing. What it does is find every weak point sooner than it otherwise would.

A pressure test at multiple points, the regulator inspected, and a meter test to confirm nothing is leaking are all part of a normal detection visit. Where a regulator is the answer, that is a modest job and you will be told so rather than sold something larger.
